What software are you using to track expenses and P/L?

I'm interested in how people are having success in  increasing the margins that they make on rentals. I manage my own properties and I'm looking for some tips and tricks to do that more efficiently. 

Getting money?

I'm guessing that the perfect business plan just depends on your goal but I am trying to raise money from family and friends. What do you think I should do there? Powerpoint slide?

I'm planning on talking about the opportunity (size of the market), my skills and why I would be able to bring a unique value to the industry and also how much I need and what I would do with it and how much money I think that I would make in the first year. 

Do you think that's the best approach?
