I am in the process of buying a duplex. 3 bedroom 1 bath in each unit. Both units are occupied with long term tenants. One(lower) has been there 21 years and other(upper)has been there 5 years. Rent down stairs is 485 and upstairs is 600. Seems like a big difference for each unit when there doesn't seem to be any added benefits. Is this okay to do? There is room in rental market raise rents, but with two long term tenants I am wondering if that would be a bad move? Any suggestions?

I'm looking to get my first deal on a multi family. When running numbers to figure cap rate do you include percentages for vacancy and repairs into your NOI? I figure 15% of GMI for repairs and 10% for vacancy. Also does anyone have suggestions on numbers I have for vacancy and repairs. Should they be more or less?

Hi im looking to make offer on first potential flip. This house is not on the market yet and I found it simply by writing letter to family. House is vacant and completely outdated, but structure, furnace, roof, windows are all good. It's a 2 bed 1 bath and needs lot of cosmetic work. Rest of houses in neighborhood are mostly 3 bed 1.5 bath. Plus this house was a home to probably 15 cats! What are some tips and strategies I could use with negotiating this deal. I want to make money but don't want to offer too low where I lose this deal. Anything I should be concerned about that I may not of thought of?
