What types of properties are you looking for?

Im looking for any properties that makes sense on paper. I look at the numbers first then the area and the house last. If that all works out then I will create a strategy around the asset. I have two wholesalers that I receive list from now but I haven't found the right deals.

What is your long term goal?

My long term goal is probably the same as everyone else's.  Financial freedom and a MBA (major bank account). As a beginner I am open to all strategies and free to adapt to the assets. I have the first home I purchased in January (Mcclenny) and its on the market to flip. If it doesn't sell then I may switch to a rental or owner financing. 

My agent just called me this afternoon and told I won the home in Eagle Harbor Fleming Island that I have been watching. :) OPTIONS: Wholesale to another investor with ROI proof or Repair to flip is the appraisal is good or hold and rent for the long haul.

I am using my funds to buy and flip this one. I would like to buy and hold for the long run. I have researched nearly every strategy out there (paralysis of analysis). I would like to find more around the Fleming Island area. I have a buyers list and looking at the Hud homes. I have been successful with bidding so far. My website is Mintkey.com. I just wanted to introduce myself to everyone. Im have been reading BP for the last two years. Because of the great resources and knowledge gained from the weekly podcast I finally pulled the trigger on my first investment. 

I live in Jacksonville FL, so if anyone would like to start a dialog please reach out to me. 

The plan is to purchase one home a month to start with. I am using auction sites and Huds.

Great advice! Thank you for responding. My gut feeling is not to use the names Realty Trust after reading Bills reply. Its an unnecessary risk. Im not to far down the road to change the name of the company.
