ok. i looked at your video and here is MHO on your property.

1- Dont put up the video. You want people to actually come and see the home and I think you should only post the best features of the property.
2- The front steps look like you are going to trip up going into the house. I would not even show the front entry. It is cold, uninviting and again, it looks dangerous. I would fix it by either adding some sort of front entry way or a small pergola or something. add some taller, more to scale and COLORFUL plants in the front and rear. The outside of the house looks unfinished.
3- skip the corn field intro on the video.
4- The focal point of your LR SHOULD be the fireplace!!! It is currently the 13 inch TV. Get rid of the TV, stage some chairs in front of the fireplace and leave the rest open for view of the river. (if there is a view of the river)
5- Put some curtains on the windows to make the whole space pop.
6- Take some pictures with better lighting...(during the day is good)(ditch the naked lady lamp)
7- take all of the tv's out.
8- The kitchen is VERY heavy with wood. wood cabinets, wood floors, wood doors......are the other comps featuring granite countertops? If i were paying that much for a house, it had better have granite!
9- get rid of the white contraption on the counter and replace with some colorful fresh flowers. right now the whole kitchen is BROWN....
10- Start marketing your place! post your ads at the grocery store, gas station, talk to people!

What someone will pay... And what something will appraise for are two different things…

Sell it for what you want for it… There is no magic number as a percentage of appraised value…

It is good that you havent missed a payment! I know that they don't have to report to the credit bureaus, my mortgage company does not report (at least so far).

I think the banks are realizing your market out there and maybe appreciate your being proactive about the situation.

WOW! i don't do SS's but your post is very informative. SS's sound like a complete pain in the :badwords: !

Does anyone know just how much damage a ss does to one's credit?

Good luck to you on your move to NC! My family is from there and I love it down there! especially the sweet tea. Though there are a lot of really great things to do down there it gets REALLY muggy in the summer so make sure you have a very good central air system!

Equity doesnt pay the bills. Keep looking to find a better deal that will cashflow.

what statement are you referring to? If it is true, how is it not fair?

Basically, here is how it works...

You pay D&B to build your business credit. I think I paid 549.00. They are very helpful to you and answer all your questions UNTIL they get your payment. Then good luck getting through.

They will call you again, only to hound you about all of the non reporting vendors that you do business with such as the plumber, contractor's, etc...They REALLY want that info because they want to call them and HOUND them to sign up for the 549.00 business package...If they get up to 6 vendors from you and 6 vendors from them, well you get the point. They SAY it is for business credit references....

My business credit hasnt changed since i gave them my money.

If your business credit looks good, leave it be i say. Keep your money.
