Here's the scenario, my neighbor is getting a divorce and wants to sell his townehome ASAP. He's currently upside down in his mortgage by 2 months. He has not recieved any pre-foreclosure notices yet. The guy purchased the home in 1998 for 128k then refinanced in 2004. The current amount owed on the mortgage is 208k. The town-homes in my area have an average ARV of 269k and possibly higher. The guy is willing to take a few thousand. What would u suggest to partner up?

Hello. I'm a newbie investor in Laurel, MD and im looking for a mentor to show me the ropes. I developed knowledge by doing alot of the simple things with marketing and even putting a property under contract but have not been able to close the deal. If someone can help me reach my potential by picking apart an experienced investors brain, i feel we both can reach a great pay day. Thanks
