Thank you all for good advices. Its never simple with real estate and you have to be very careful and it all becomes so much easier if you can find the right people to do business with.

I visited Buffalo in May and met people who showed me different parts of Buffalo with houses in my price range. Now I have two properties and its working ok.

Now I interested in one more house, probably a singel family home because it is easier to keep the tenants in singel houses it seems.

Is it smart to buy a house for, let say, 7 000 dollar, renovate it, find tenants and then let a property manager do the day to day work?

Or, in the case you dont live in Buffalo your self, buy a fully renovated house for let say 35 000 dollar with tenants and then find a property manager?

How much does it normally cost to do the necessary renovations for a "7 000 dollar" house, to make it ready for tenants?

Anyone here who has experiences of these two strategies? Run down, cheap house or renovated house?

Please let me introduce myself. I bought two properties in Buffalo in March. One multi family residence and one single family residence.

My property manager seems to have difficulties finding a good tenant for one of the apartments in the multi family residence.

Do you know any property manager who is good in finding the right tenants?

The property is situated, not in crack city but neither in best quarters in Buffalo.
