Post: Using HELOC - For Investments

I have heard of folks using a HELOC. Use it if that's your best option available, but like the previous poster said, be aware that you need to have money set aside for the loan. Best wishes to you on your journey!

You need a CMA on the properties. Also some things to consider are...
1. Clear title? 
2. Land locked or easements in place? 
3. Taxes? 
4. Flood zone?

You should look at the numbers carefully. Rentals in PC are popular, whether short or long term. I think the less risky is a long term, but there are plenty of travel nurses that come through who would gladly do a short term (furnished, so something to consider) and won't wreck your place. You can rent by the room. Also, depending on the part of town the home is in, it may be a great rental for military families or individual military renters. Best wishes to you!

I am just getting started in Charleston as well but have heard good things about the Charleston groups. I plan to begin attending networking events. 

As far as recommendations go, I would search FB groups and make a list of various contractors/tradespeople. When you see the same ones over and over, those are your go-tos! Also, there are networking groups for different cities on FB and you could connect there.

Hi Melanie!
I'm always defer to lenders to guide on these sorts of questions. But here are my immediate thoughts/questions: 

1. How long do you plan to have the STR? If you don't plan to have it a long time, go with the lowest payment, watch the rates and do a refi if you see a better deal.
2. Do you have a home picked out? If so, does it need work? How much?

If fix & flip opportunities are there, go for it! I would weigh out whether owner occupying a multifamily home or fix & flip would get you the best bang for your buck. I don't know much about the market where you are, so if there are agents or investors in your area, they would be able to guide you as to which may be a better option. Best wishes to you!
