Thanks Josh. Yes this was the one popped up when searched online. Good to know that People were happy in the past. I hope there would be some companies who does this at a reasonable cost.

I bought a Condo in WA in 2018 and have never done Cost Segregation Study for it. Its been renting out since the time we bought it. Am I still good to do Cost Segregation for this property to help me minimize my taxes?

Do you have any recommendations for DIY tools or companies that offer this service at a reasonable cost?

That's so not true. There are community WITHOUT rental restrictions in those areas! Also community without HOA. Might i ask what's your price range? I don't see much on market in these good school district for less than 400K. Your realtor can set up the search in FMLS, put in the school you are targeting and add in a "No rental restriction" filter. let me know if you want to talk more on how to find these property the right way.
