I am a Realtor here in Las Vegas, Nevada. I was brought here, from Omaha Nebraska, 8 years ago so my husband could further his career in electronics technology, specializing in slot machines. I used to sell Real Estate in Nebraska but it took me 7 years to get back into it here as I played around in the tourist service industry and worked at the Hard Rock Hotel for 6 years. I went back to my passion of Real Estate last year after the Las Vegas Real Estate insanity!

I am here mostly to network with other Realtors from out of state, this looks like a pretty cool site to start on! I am also here to learn other areas of real estate because real estate here just isn't what it is where I started at. I would like to read what Investors are thinking. Back in Nebraska, it was simple: Owner Occupied mostly and a NOO was for a long term rental. Here there are many non owner occupied with many different angles: Vacation Rental, Long Term Rental, Flip, Speculation, Second Homes and the list goes on. It is a very interesting market and I hope to learn more about the psyche and motivation of investors in this forum.

Entry Level Condos that are being built have waiting lists 200-500 people long. Higher priced homes in certain areas of town are also hot. Mid Level market has been flooded tho. I hear permits are down so if builders pause building mid level homes it will help level out our markets.

One reason why I don't think we will have skeletons of buildings rotting here is partially because we are close to running out of land. We still have our 10K out of towners moving here every month, boomers retiring left and right & a very strong economy. Condo conversions have taken apartment units out of service and the demand for rentals will be very high in two years as some people just starting out here cannot afford buying. There is still quite a dispairity between ROI for a rental unit but with supply dwindling and demand consistent single investment units are still good investments.
