Where I live in California, the multi family homes are way to expensive to see any positive cash flow.  Like all of you, I'm looking for an amazing deal and let me tell you there are no amazing deals by me.  I've owned numerous homes that I've lived in and have done quite well.  I recently rented my last home and bought another to live in.  The money from my rental almost pays for my new home as well as the rental.  I'm now looking for a multi family home in another state with a positive cash flow to make it worth my wild.  

Any help would be greatly appreciated.
