Asking price 64,900 (very flexible according to realtor)
est repairs 17,000 (again, according to realtor)

retail 100-115000

on the other hand it's been on the market for 3 months so if it was good deal wouldn't it have been snagged up by now?

SFR with rents ranging from 700-850 nearby

What happens if I go around a real estate agent and contact an owner directly to make an offer?

I know the owner's hands are tied as far as making a deal, but I am a ruthless :mrgreen: investor who doesn't have to follow the standard way of doing things right?
Or, am I way off base.
