Hey guys,

I am looking for the lease agreement and addenda to use here in Washington State (Kirkland). I just have a single family that I want to rent out and the RHAWA membership seems very expensive just to get the lease template.

Can anyone help, please?

Thank you @Scott M. and @Josh Smith . Glad to hear about your experiences. BTW, my home is just 1500 sqft but the roof is almost 2500 sqft because of a lot of overhang and garage (its a rambler). Maybe the roofers included some buffer time.

Thanks! And let me know if anyone else has experiences to share too. While I have been renting my house for a while, I haven't had to do bigger repairs yet.

Hey guys,

The lease for our current rental is ending in mid July and we are thinking that it is time for a roof replacement. Our roof does not leak yet, but it is nearing end of life. Most roofers tell me this takes about 3 days, and that it is possible to live in the house durng the reroofing (though inconvenient).

I am thinking to look for a new tenant with lease beginning of August 1st and trust the roofers that they will be able to finish my roof between the move out of the current tenants and the move in of the new tenants. But naturally, there is a risk that they will be delayed for whatever reasons. But I would rather not wait until the roofing project is done to find tenants because the 'available now' listing could incur significant delays.

What would you do in this situation? Advertise the rental and sign a lease now, or wait until the roofing project is fully complete?

@Christian Wathne, may I ask how you could have done better research, out of curiosity? It looks like you were really careful even for the condo that had difficulties - anything you could have done better? Or was it pure bad luck?
