Hi Andrea,

Welcome to BP!

With an average sale price of $1.4million, you will definitely need a lot of liquidity to buy in San Francisco. We also have some of the strictest and complex rental and eviction regulations, and they are constantly changing. Landlording here is not for the faint of heart! 

For my first go, I would check out Oakland, the Peninsula. You will have a better chance of cash flow there.

Hi Colleen and Welcome!

Yes, there is big money to made on flips in the Bay Area, so you are not insane!  Recent stats showed $194k was the average return...That's not too shabby. And there are always opportunities, in every market. You and your hubby will just need to be ready to strike. 

Due to the lack of inventory, high demand and potential for significant ROI, the competition is tough. Cash is king, but luckily there are many private lenders looking to partner. Smart money is on areas that haven't popped yet, and they do exist. Lots of places under $500 sq ft, right in San Francisco.

Great meeting you on BP, planning to get to your Meetup soon! (I'm in your group but was in Boulder for a wedding.)

I am seeing tons of deals in the East Bay, fixers and also bank-owned. SF has a few here and there, and I know there is $$ to be made in some up-and-coming SF neighborhoods where major community improvements/investment are planned for 2015.
