Hi Demetri! I completely understand your concern but I personally think you should really consider the pros and cons as @joshuaspringer suggested. It's Section 8. In Miami you can get higher rents for Section 8 tenants in a not so good neighborhood, than you would a regular tenant. I would let her know I know, beg her not to destroy my property and continue collecting rent. If it really makes you feel uncomfortable do not renew the lease.

I have learned the hard way about bending your rules or lowering/changing requirements for people who look like they will make good tenants. It is a headache to evict them later on and you feel stupid for ignoring your gut. If you are desperate to rent the property (I do not know how long you can afford to hold it) then go for the single divorce guy, if possible use a  very clear and well written 6 month lease. If you are not desperate wait for a more qualified tenant. Desperate or not I would wait.

@John Horner Although it is a legal question as @Al Wilson stated I still think you should try to call your state lien/code enforcement department and see if you can get information on the lien before hiring the attorney.

Hi John,

I buy distressed properties in Florida. In Florida you can go to the city and research, negotiate or pay the liens if you can prove that you are the current owner. Have you tried to contact the lien holder directly?
