Should I get a broker license or just an agent license in California?

The way housing has been plunging, it's really hard to make a sale now adays. Clients are asking for percentages of the sales and it's really cutting into the bottom line now. Every week i visit this website that display the housing trend and it keeps sinking to new lows in my market (Los angeles) [LINK REMOVED BY ADMIN] It looks like there's no end to this downward spiral.

Any suggesting on what to do while the market is spiraling downward?

What ideas do you have for someone who's been an agent just 3 years. I started out strong and have laggared quite a bite the last year or so. It's hitting the purse quite a bit now.

Is that wht's happenning? If i know I won't be selling for a year, I definitely need to find another job parttime to get me through this financial crisis. I'm running out of money and can't afford to pay for rent..etc without an income for a year. Any good side jobs agents can do while waiting for this to turn around?
