@Staci Ryan I do it all myself and buy almost all of it on FB marketplace previously used. I search for Pottery barn and restoration hardware and pier one and I have done very very well with furniture that looks brand new for a fraction of the cost. It’s a lot of work but I’ve spent less than a third of your price all in!

Thank you Bill! Yes I meant we purchased the house using a 1031. I'd rather not sell it if I don't have to as it's rented and cash flowing, but I hate to have all of the money tied up there.

Hi Dave I have a question regarding the 1031. We currently have a house that is owned free and clear  - no mortgage - and it's under a 1031. Can we still put a mortgage on this house to pull money out to purchase another house? Or do we need to sell it and buy 2 houses with mortgages to accomplish the same goal?

I have quite a bit of equity in my home , enough to get a line of credit and purchase a small rental with cash. The market is tight and being an all cash buyer could help me, but is it a smart choice?
