Question: My 94-year-old father-in-law in Law is very well-balanced in assets . He has a home in WNY that is owned and was a marital primary residence until the demise of his wife. Now, if he were to sell he would owe over 200K in taxes. I am looking for ways not to be responsible for the house and yet not pay the capital gains tax?  he is very open to any creative ideas. I wonder what investors offer as a means not to have the sellers pay the gain all at once. etc.

I have the opportunity to hire an appt setter on a commission basis. Compensation would be based on the successful closing of flip properties. what would be fair compensation in this case? any ideas?

A suggestion might be to narrow your search by how long they have owned the property. if the property has been fully depreciated, it might be time to get rid of it and move on to the next. or the owner has gotten tired or "aged out" of the desire to hold it.

As a professional realtor in the State for the last 30 years, and a proud NH resident there are things you should know about economics and demographics in our State before making decisions. For example, in Berlin the Nansen ski jump just re-opened. This is has allowed the opportunity for professional jumping competition and the need for more AIRBNB. Thousands of people showed up for this event, which has not happened in 30 years.Berlin hosts the Federal and State prisons and trails for outdoor activities. Or, being aware of population growth in certain pockets of the state and the cost of living variations throughout the State. Sharing my first-hand knowledge would be my pleasure.
