Do you have a document that I can re-use for removal of pet middle of the lease? [in this case, I am trying to maintain a good relationship and accommodate the $30 lower rent mid-lease... as they are long-term tenants]

@Sharlene Mulchandani, @Filipe Pereira: Appreciate your quick inputs on this. Do either of you have a sample document as addendum that I could use to state the removal of pet... I searched prior to posting, but just could not find any on either this forum or on google.com.  

Filipe, point noted on the verbiage... Excerpt from my lease is below (created from a template Lease online)... it's called "pet deposit"... do you think that still leaves room for confusion?

PETS: Pets are not allowed at the Premises without the express written consent of the Landlord. The Tenant shall be entitled to keep no more than 1 domestic dog, of the breed: Miniature Pinscher. The Tenant shall pay to the Landlord a pet deposit of $300 which shall be non-refundable and shall be used upon the termination or expiration of this Agreement for the purposes of cleaning the carpets of the building.

My current tenant has moved in with a pet 8 months ago. The lease is set up to call out a pet (with the total rent showing the advertised rent plus the $30 additional pet rent) and an extra $300 non-refundable security deposit (specifically called out in the lease for Cleaning).

Now, the tenant's dog is moving out of the house to another family member.  Two questions in regards to that:

1.  While I have lowered the rent by $30, I believe I have to amend the lease to call out that there is no pet anymore.  Has anyone done such an amendment to the Lease?  

2. Also, please confirm that I am not obliged to refund any/partial of the $300 deposit when they move out.

My tenant just mentioned that they will no longer have a pet at the property... I plan to remove the pet rent amount, I believe I need to amend the lease to make this official.

Can you please share the document that you use so that I can repurpose.

My tenant in Portland, OR just received a note about Backflow testing in Sept 2020 and the water utility company asking to sign up ($35 annual cost).

While water as a utility is their responsibility, I did not have any reference to Backflow in my Lease/Utility addendums.

What do you typically do with your tenants?

Choice 1: Landlord/Owner pays for the test ($35) and any additional costs for the repair/replacement repair/replacement found during the test

Choice 2: Tenant pays for the test (typically $35) and Landlord/Owner pays for any repair/replacement found during the test

Choice 3 (unlikely choice): Tenant pays for both test and any repair/replacement found during the testing.

@JD Martin Thanks for your response.  "Hold Steady for a while" -> While this is a precarious situation for everybody, the rent increase (while being minimal at 2% of the current rent) in this case goes into effect in July 2020 while I need to give notice now: 90 days of notice prior to Effective Rent increase date (Portland, OR law).

First time Landlord here.

My first tenant's 1-year Lease is ending soon. Property was rented at Market Value ($2500) a year ago.  They have been good tenants, very communicative and have kept the property up well (per my inspection recently).  They also chimed that they like the Schools (2 kids) and the neighborhood.

I am debating if I can/should check with the Tenant about what's a reasonable Rent increase.

My current thoughts: the rent increase that I am considering (for another year-long renewal on Lease) is $50 more... (intention is to keep the tenants in the property as long as they want to...).

All, I was looking for an online form (say Google Forms) that my prospective tenants could fill in before paying for the Background and Credit checks.  The ones that Zillow Rental Manager, Hotpads, Cozy.co, etc offer are quite bare bones and can not be customized.

I posted a discussion here earlier if anyone has created a form that they can share... but I could not find one... So I created my own and sharing it... Feel free to use, copy, edit as it suits your purposes:

Hit "Make a copy" to continue (you must have a Google account to make this work).  Editing Google forms is fairly straight-forward... if unfamiliar you may easily find a quick tutorial on YouTube.
