I have a used single-wide in Louisiana for $25,000.  It needs to be moved cleaned out after the previous tenant.  Let me know if you are interested.

I advertise in all the online spaces but my best tenants have always come from a sign in the front yard with a phone number with an area code that matches the neighborhood.

I used to use Cozy.co.  Then they were bought by apartments.com so I use that now.  Liked Cozy better.  Easier interface.

I haven't picked up anything in Boise this year.  Starting to look out of state for better cash flow.  If you are in the market for a great property management team in Boise, I have one I can recommend.

There is a weekly meeting at Candlewood Suites near Eagle Rd and Overland.  Starts at 9am every Tuesday morning.  Cost to attend is $10. It is like a round table mastermind. Good for networking, learning, and industry updates.  Deal making too!

Hi Ryan,

I am also house hacking a duplex in Boise. When I bought the duplex, I gutted it and rehabbed it before we (husband, dog and I) moved into one side and rented out the other side.  I finally have a kitchen and bathroom that I like and it pays for itself!

A few years ago Boise might have made sense for what you are looking for but the home prices have escalated quite a bit over the past few years and they are continuing to rise.  As long as you are looking to invest out of state, there are better markets for cash flow.  A quick Google search brought up a number of lists for best cities for rental properties in 2020 and Boise is not on any of them.  Indianapolis seems to be on most of them.
However, if you have your heart set on Boise, take a look at the nearby cities of Nampa and Caldwell for lower priced housing.

Also, you can get deals on duplexes sometimes but the 4plexes in Boise are mostly overpriced.
