Many property managers in Cleveland, OH do not drive as far as Ashtabulua, OH, which is a 1-hr car drive away from Downtown Cleveland, OH. If you're a property manager or an investor, can you please DM me to refer to a manager?  What is the property management fee, tenant screening fee? How do you price repair bills to the owners of properties that you manage? Happy to schedule an intro zoom call.

I'm in the process of doing an off-market deal with an investor who wants to sell a property in Astabula County, OH. If I plan to get conventional bank financing, would I still need a realtor in this transaction? The seller is representing herself.

Make sure that any option will cash flow & you buy under market value. Otherwise, you're a retail buyer.

For those who house hack, try to automate the process using Cozy for tenant screening & then interview tenant roommate candidates on Zoom and then find the good contractors on yelp or BP for any repairs.

Be careful to do the tenant screening super well becuz if you get a bad tenant in that doesn't pay rent, CA has the strongest tenant-friendly laws in the USA. See the movie Pacific Heights. CA's tenant friendly laws is the reason why most CA-based investors prefer the Midwest or Southeast states to invest in.

My plan is to buy a primary single family home with a wrap-around mortgage/seller-financed mortgage in a walkable area in Houston, TX. Instead of paying the 20% downpayment or in all cash, I want to offer the motivated seller all-cash for the house. What are good ways for me to find expired listings?  Since this is all a private transaction, I don't think a realtor is part of this transaction. I understand that these properties may need rehab work so the seller is therefore motivated to do a creative finance deal w/ me.

South central Houston located east of Midtown in Houston, TX has a lot of abandoned vacant single family rentals according to Google streetview 2015 especially near Emancipation park. Fast forward 5 years later in 2020, there are new development listings such as https://www.realtor.com/reales... for houses in the $350-$450k range because the city spent $33mil on a revitalization project to clean up Emancipation Park and build new homes. For investors in Houston, do you think that the newly built homes will hold their value over time?

@Adam Walter It sounds like a good plan to sell the multifamily properties in Westwood in exchange for properties in better areas. I intend to hire out a property manager because I live in CA. The 4plexes in areas that are better areas tend to be in the $250k+ price range right now, which is a huge price difference compared to this 4plex in Westwood.

Are investors in Cincinnati familiar w/ Westwood? In the photo in https://www.realtor.com/reales..., I see a police car from HSPS, a private armed security police. Is managing tenants in this area pretty difficult because of the high crime?

Age 28 by buying a turnkey condo in cash sight unseen in Cincinnati , OH from a turnkey company based in Toledo, OH.  Less than a year later, I'm at 7 units total all in Cincinnati, OH.
