Congrats Daniel - your story is so inspiring! I'm in the middle of my first flip....maybe BRRR instead. I love your "can do" attitude. I'm kind of the same with my property - nothing can get me down about it. I'm learning as I go. And the whole process has been a joy. I also use Houzz :) I am really enjoying my second career in real estate investing. Thanks for sharing your story.

Hello all. This is my first post. I jumped into a 3BR 2 bath fixer-upper in Cape Coral in initially thinking I would flip it. And then I discovered BP, and the BRRR strategy. So, now I think I'd like to do a seasonal rental for a few years to pay the expenses. I am in the throes of demo, and just starting to put it back together, but am wondering what tenants want (I do have a dock. I don't have a pool), and at what point should I start advertising for this next upcoming winter? Does anyone know of a realtor in the Cape Coral area that would be willing to give me some advice?

Thanks for all the good info. I have two rentals, and will most likely not go any larger than this. I have been avoiding the whole S corp and LLC thing so far, but would like the liability protection. Would putting my rentals in a trust (w/o LLC etc) accomplish this?
