@Account Closed if you are starting out in notes I would suggest buying Non Performing notes first because of the price break. When you buy Performing loans you are already paying a premium. Most of the sellers out there would sell at performing loan at 8-12% yield and the pricing is 65-80% of UPB with a 4-8 months pmt history. Now what happens when the borrower falls behind on pmts? Your note becomes non performing and worth a lot less than you paid for it. This scenario is very possible. The better option is to buy a non performing occupied loan(30-50% of value) that gives you the chance to work out a deal with the borrower(re-perform it). This way you have a good chance to maybe see a 25-30% yield. Just a thought - hope it was helpful.

Thank you all for your feedback I really appreciate it. I am interested in Non performing 1st liens - $100K values and lower. I googled and I found Watermark, colonial, pPr, Madison, usmr.

I'm new on BP so I am looking for some good advice. I'm a 20 year veteran in real estate and now looking to buy notes for the first time. Any ideas or advice? Sellers, custodians?
