Thank you everyone... for all of your advice and encouragement.  It did occur to me when they were providing their "wisdom" that if they were right, I would be in a better position to take advantage of the lower priced market when it occurs if I start increasing my cash flow and gain experience now.

So a couple of "non-investing" friends are telling me that I should wait to get started in my real estate investing for about 4 or 5 years, or until the banks are failing again...(sound's ominous...)  

If they are right about home values falling drastically with all of the recent hits to the oil industry in Oklahoma, Texas, etc., would I be better off waiting?  Or investing in other markets?  I do like the idea of starting out close to home.

And what about Flips vs Holds in this market?

Hello Matthew,

Yes, BP is very informative.   Researching this field is quickly becoming an obsession! 

For the past five years, I have been managing a 144 unit apartment complex here in OKC.  My husband is not currently a licensed contractor, (hence the quote marks), however he did own a drywall/framing company for six years, and was super for general contractors in Las Vegas for almost 11 years.  We moved to OKC  in  2010 when my husband was hired to head the renovation of this complex.   His skills include plumbing, electrical, and AC repairs, along with general construction.  He currently manages all of the repairs at our complex, and while the owners know that he is being under-utilized, they don't want to risk finding new management for this property.  

While he is great at all of those things, his greatest value is in his ability to read blue-prints, efficiently schedule sub-contractors to keep projects on budget and on-time.   

My ultimate goal is to own some multi-family properties of our own to replace our current income and secure our future.  It is my plan to start with flipping smaller single-family homes to increase our investment pool so that multi-family properties are an obtainable goal.

For the next two or three months I plan on gathering information and networking with as many people as I can to create a sound business plan.  Thank you for contacting me!  I am encouraged by your interest and would love to share information.  And if we find that our goals and plans are in alignment, we could meet to see if we are each a good fit for the other's team.
