I am looking to make an offer on duplex in northern CA. asking price 150K (recently dropped 50k after inspection) previous buyer had inspection done. Main concern is termite and I have report and estimate cost to fix the issues. The inspection company estimated about 25k to eradicate the termite issue and repairs. I will spend another 15-20k to update few things. Currently rented 650 each side but I can easily rent 800+ each side or sell around 225-230. will not qualify for loan, so I am thinking hard money and fix it in couple months and refinance with conventional mortgage. I have not dealt with termite issues. Anybody have any ideas or thoughts on this deal.

I am not sure if you still need this feedback but I DO NOT recommend using them. They do not know what they doing, unprofessional and unethical people. 

@Ryan Chen I agree with @Heather H. I noticed the same thing. I had been working with uSreeb to buy properties but hasn’t bought anything yet. Then I came across r2retire and they offer you properties from usreeb and other turnkey providers at much higher price. If you like the property, I would contact usreeb directly and get new contract.  Mackaylee at usreeb is very helpful getting all information 

I tried to negotiate and they don’t negotiate unless you buy multiple properties at same time.

@Zach Lemaster what area would you stay away from?

I am looking for my first out of state investment property. Currently I have two properties in CA. I am looking for some advise on rental market in Kansas City vs Cleveland or Dayton, OH. Kansas City property tax are very low and OH is very high when comparing those two areas. In my search (similar areas like B or C neighborhood) rent is almost same but in OH property taxes takes big chunk of cash flow. Can anybody give me some thoughts on this? thanks
