@Fyzl Atmar  - Welcome to the group. I also lived and invest in San Diego and others area. I also look at the properties data from the county and others sites (data mining) and how to aggregate them to get what you want to go after.

@Christopher D. - you are right as I could not find even my properties, last week! But, I also try the APN number for one of my property and that did not work either.

I also used PropertyRadar with I found it pretty useful. But I have not used the export function, yet. I paid about $600/year so it's not bad. However, be warn that PropertyRadar only covered the western states - CA, AZ, NV, WA and OR.

I also use PropertyRadar and I like the web  interface. The only draw back is they only have the info for western states - CA, NV, AZ, WA and OR. So, you are out of luck if you try to find the property info for other states. They update the info frequently.

Also, as you might already know, the BIG different in the software is ... how frequent they update their database info for the properties included sale pending, FC status, NOD, etc. I heard that they have someone goes to the county recording record and get the info either daily or weekly manually. Not sure that still the case now-a-day

Well, that's the way I did if I want to find more info on the local properties by drive down to the county recording office and login to their computer and do research.

@George - Are you open for "Seller Finance"? This might expanding and wider your buyers base. I agreed with other that you might want to list the property on MLS for a flat free, and list the property on Zillow, Craigslist, etc.

In any case, you should mentioned that you willing to pay buyer agent commission like 2%. Also, if you don't know the RE rule/regulation in your area then you can hire RE transaction coordinator for $300 - $500 (this is what I paid in San Diego, CA). This person will be a POC to deal with buyer agent and you can learn the process along the way.

@Raymund. Welcome to BP. I lived in San Diego and owned a few rental units in SD. But,I mostly investing in 2nd NPN. Have you been attend any local REI clubs?
