The biggest thing that stood out to me is the photos and design of the home. You need something that is pleasing to look at and make people what to stay there. And I agree with a former comment...the photos HAVE to be better than what they are. There are over 1.3 million listings on AIRBNB, Cheyenne has several hundred. It helps you're a mid-term rental since I doubt there are that many out there. But it needs better design and most definitely better photos for your listing to stand out from all the others.

 Hi Sarah - Thank you for your feedback!! This feedback is what I needed to show my husband their IS need for a new design. I've been wanting to repaint the interior of entire unit a more trendy but neutral color. The yellow walls kill me LOL
Would you recommend a "western" themed design since we are out West or some things more neutral but trendy? Is there anything you can call out about the design? Do you feel like the flow is off? 

Oh, my word this just cracked me up!! Yes, design is very important! I just read that you can increase your bookings by 20% just by good design. I am more of a trendy person when it comes to design, but since you're in WY you could mix in some western elements. But here are some things that stood out to me right away (and I didn't even notice the paint color ;p ).....

~Curtains in the living room don't match.
~There is way too many mix and match pieces in the living room....either choose wood, black, or white furniture to go with the couch. 
~Living room wall decor feels to mix and match and doesn't flow.
~A rug under the couch would help to anchor the room, make sure it's a good size and not to small or large for the room. And you probably don't need one under the desk.
~Add some fake plants, decor pieces, etc, and maybe some cute desk items. But not too many so people can still work there.
~Taller lamp and maybe even an arch lamp on the other side of the sofa would look nice and give balanced light.
~Add some color! Pillows are a great way to do that!
~Kitchen is cute but add some plants to the hanging shelf.
~First bedroom lamps could be hung from a hook in the ceiling and the cord would come down and still get plugged in like normal. That would help with the small room, bed in front of window, etc. If you do change the lamps add a stack of old books with a string of pearls plant in a pot on top.
~Add a rug in each bedroom...no matter how small the room is a rug really helps to anchor the room and give it warmth.
~Second room...get the chair out, unfortunately the room is just too small. And change the artwork out, it's way too small for that room. The larger wall could actually use a nice piece of artwork. 
~The second room could probably use a bigger/taller lamp and table once the chair is gone. 
~The chair in the second room could actually go in the living room if you do some wiggling around and maybe get a smaller piece under the tv. 
~Either get a real runner for hallway or just nothing at all looks fine too.
~It does look like the outside could use a bit of painting, but in photos it's not bad! If you could find a small cafe type table and chairs, with some pillows and another fake plant on the table, it would help to spruce the porch up. You could even do some light landscaping this summer. To be honest if people walk in the house and go "Wow this is so nice!!" they don't notice the little things outside that'll need updating before long. 
~Try to use the same colors and design throughout the house, that helps make it flow together and round everything out.

There are some ideas, you can do all of them, some of them, or none at all, but that is what stood out to me as soon as I saw the photos.

 Thanks for the info. What markets are you focused on?

Due to different circumstances the RV needs to stay in the area it's already in. So, we found a campground in the country, right outside a major college town in Oklahoma. I'm hoping to target couples and small families looking for a camping experience without the hassle.


 Really!? I'm actually moving to Oklahoma in a couple months. Can you tell me where you are looking. Thank you so much for the info!

Hey, I'm working on an exact same project!! You'll need to narrow down the location (or two or three) and keep call RV parks. I would try to find one that does a couple long term parked trailers with vacationers, but the park needs to have a vacation feel not a residential feel! The best of the best is out west on a small piece of land with a built-in deck, hot tub, fire pit etc. That is a big thing right now that people love, glamping without the hassle! Also make sure to get good insurance that would cover the RV since it'll be used as a STR.

 Where are you getting this notion? Did you actually read the posts? Most that are critical are speaking of the poor business operation or outdated model, not some article. 

As for stocks, there is no universal % drop, it varies stock too stock. 

If O dropped 5%, in 1 trading session people are going to flip-out wondering what the heck is going on. If TSLA drops 5% in one session we shrug and say "must be a Tuesday". ZG/Z can move on average ~2% any direction any given day but any blip in the news and it's an up-to 10% roller coater ride of up's n down's and again, not a big deal, just is how that trades. Hence how day traders make $. 

I have a feeling your not as clued into stocks as thought you were, maybe, possibly. 

I'm not going to get into this because the whole thread has IMO spiraled into no point. People are basing their comments on the article, so therefore it is the bases of the comments. Yahoo has not been an accredited source for decades now and is the brunt of numerous jokes. Stocks move up and down, has since the beginning of wall street and will continue until the era of wall street is over (when that'll be who knows, it's beside the point). But I know one thing... good chance Airbnb will be around for many many more years to come! They had an amazing start that is enough to inspire any young entrepreneurial and now they're a strong company. If the story is correct, to this day a rich businessman has a cereal box sitting in his office to remind him that taking a risk on some young college boys is not always a bad thing. Have they possibly lost their focus and need to straighten out a few business policies, probably, what company that has grown so large doesn't. Is building a direct booking site a lot of work not to mention time to build your place in the google algorithm system, yes and lots of people are about to find that out. I also want my own direct booking site and already have a website with a blog to start my way through the algorithm system. But for the time being I don't ever see leaving the booking sites totally, because too many people trust that process and won't book any other way. Lastly, I don't know stocks, that's my husband's department since he has quite a few at the moment and of course like a good wife I listen when he talks about them. But I also think Airbnb is too big of a company to have a 2 page spread of this tread about a 6% stock drop, when they've already had an uptick in bookings for the first quarter of this year. 

 On your website, here is a tip. 

You only need a decent site, with a good flow for user experience in ability to book. 

Than, have a good e-mail drip, or even a singular one. When you get a new booking, simply add them to that system and when they check-out send it that thanks them for there stay, has something based on getting a review, AND most importantly informs that if they'd like to save a bit on fee's etc. for there next stay you'd love to provide them the opportunity to direct book at your site here linked. 

You don't need to waste time trying to blog away, there is literally thousands doing that. Every client you get via whatever site, is a potential direct booking person for future. And for google the #1 most important metric is ENGAGEMENT not blogs. The more people you get engaging on your site, google will improve your ranking and visibility, yes even with no blog at all. 

Look up @Jerryll Noorden, all his principles for dominating SEO apply. Airbnb is spoon-feeding you traffic for direct bookings, all you have to do is empower them to do it going forward. Making Airbnb a "1-hit-wonder" as in they bring in new clients, and you convert those into direct booking for future. And as one add's properties on there own booking site, now it's directed focus for those persons. 


 Sorry but I LOVE blogging and i have hundreds of photos, plenty of travel itineraries from my personal travels, and lots of tips and tricks. I finally have an outlet to put that all on and I'm not willing to give that up. I firmly believe in doing what you love NOT just what makes the most money, because life is not all about money.
