Post: Career question for Licensed Home Inspectors (interested)

I'm considering taking inspector courses as I am interested in learning the topics. I recently purchased my first home and enjoyed the entire process. From an inspector career standpoint, my question to experienced apprentices and professionals is: I know most home inspections range from $400-600 but what does the average licensed home inspector make per inspection? I'm not talking about the certified inspector that owns the inspection company, but rather the licensed individual who works and performs inspections for the certified inspection company. Any other info or advice would be great. Thanks!

My real estate agent just said it may be risky lawsuit-wise to replace a roof on a home that isn't "yours yet." So I will take her advice and submit an offer with a conditional statement about the seller needing to replace the roof. I will offer a little higher, in hopes they may bite.

Hello,

My insurance broker said it's hard to find insurance in Texas with a roof that is 20 years old. I am getting conventional/traditional financing for my first home and I'm interested in a house in my preferred neighborhood. I'm a little worried and inexperienced and thus value your opinion! My real estate agent is informing me that one option is to go through with inspection and then negotiate the sales price down with the seller due to the roofs age (and need for home owners insurance which will most likely require a new roof). My real estate agent says I can get roof replacement financing. I just worry about being able to obtain home owners insurance in time before closing and getting the roof repaired.

Honestly guys and gals, I don't want tenants nor roomates immediately near me (multifamily) nor in my home. I'm a private person and a very light sleeper. I have a health condition that forces me to sleep well and keep stress low. Having roommates or tenants nearby would cause me anxiety. I already hate living in an apartment for the fact it's loud here... for those reasons I prefer to own a single family home and live in it alone or rent one and live alone. Thank you all so far for the discussion. If I rent I will just save and buy an investment home when I'm ready and more knowledgeable.

I also don't know if I should rent a home to live in instead... and then buy an investment property to rent out.. I'd love to hear your opinions.

Hello,

I'm going to be honest. I don't currently know much about real estate investing nor what is a good "deal" for buy and hold...I'm looking to buy my first primary residence single family home, though, this year. I wish not to "buy a bad deal" but I also wish not to be "stupid" and buy a more expensive 3 bd 2 bath if the numbers don't make sense to rent it out "eventually" with the higher interest rates we see this year & hot market here in Houston. I can find some 3 bd 2 bath 1980's homes for around 130k that seem to be in decent shape in the suburbs and can find some 1 bd or 2bd homes for about 100-115k. A lot of houses are being sold for above asking price now a days. The good news is, I get to take advantage of first time home-buyer loan options with a lower downpayment... 

I'm not sure if I should buy a cheaper 1 bedroom or 2 bedroom place for me to live in for 5-10 years of if I should go ahead and bite the bullet to purchase a 3bd 2bath with hopes of one day turning it into a rental (because 3 bd 2 bath make the most sense for rentals from what I've gathered). Any suggestions for me? I currently rent an apartment, am a single man with no plans of having a family... and it would be nice to own a home... live in it.. learn about home ownership... and eventually gain knowledge about passive income rentals as I live in the home.
