The buyer is paying the Buyer's commission.

I'm selling a SFR in California. It's a for sale by owner deal. The buyer is the current Tenant. We negotiated the price without a Realtor. Later, he decided to bring in a Realtor; his son's god-mom.

My questions is:  What California Association of Realtor Forms (CAR), if any, must I sign and/or initial?

I've opened up escrow.  The escrow agent says the only disclosure I must pay for and provide to the buyer is the Residential Natural Hazard Disclosure.  I have signed for it and have it in hand.  The Escrow Agent says, if he did not bring in an Agent, I would not be responsible for submitting to her any of the CAR forms.  So, why am I being asked to sign the Buyer's agent's CAR forms?

The Buyer's agent is asking me to sign all of her CAR forms.  Am I required to sign any?  If so, which ones specifically?

Hi Brennan,  why would I, the Seller, be responsible for paying the Buyer's Realtor's fee? Does it matter that  I am representing myself in the sell (For Sale By Owner).  The Buyer's Realtor is his Son's Godmother.  She, The Buyer's REaltor, said she is assisting him in getting financing.

Hi RJ!  Thanks for the reply.  The Buyer and I verbally agreed on the price.  He never mentioned he had a Realtor.  Yes, the Buyer's signature is on the offer to Purchase.  So, the Buyer is responsible for paying the Realtor?

Hi!  My question is:  Is the Seller or the Buyer responsible to pay the Buyer's Realtor's fee when the Seller and Buyer agreed to the purchase without a Realtor?

Here's the scenario...My current tenant wants to purchase the SFR he's currently living in and renting from me. He approached me, without a Realtor, and said he's interested in purchasing the SFR. I said okay. Yesterday, I received a written offer to purchase from a Realtor. The Realtor has written within the offer a 1.5% fee.
