I'm replying to show comprehension @Teddy Smith, please add or correct me at anytime.

I'm brainstorming the features that contributes to a vacation home experience. It would be helpful if I've access to previous vacation home rental transactions to confirm my thought processes. I can try reading reviews but it seems inefficient; and people write those with agenda sometimes. Is there any tools for me to look at the big picture numbers game? Reviews then may simply confirm the logic in tangible numbers of previous sales. (market analysis to know my clientele to create products) 

The region is well developed with easy access to all other areas, so I just have to find the right neighborhood to ensure a vacation experience location wise.

The size/scale of the experience has to be entry level considering my finance and experience.

The ideal ROI I've been browsing sales vs rental sites randomly making comparison with property value vs daily rent rates. I saw the 2% rule but would like to up my game in appraising efficiency preferably using spread sheets. I'd like to copy and paste all listings with sale price, features, and common rental rates to come out with potential ROIs. (Filter for beginner, will learn negotiation skills and system later to potentially "turn*" some of the filtered out diamonds in rough)

Equipped with information above I'm confident to find the deals I'd like to look into and make that appointment at least one week in advance before my plane lands; specifically the March 21-23.

I'm visiting my dad for two weeks after four years apart, I intend to look into vacation rentals in his area for future investment considerations. The dream would be to set up a system for him to retire on my properties and take minimal stewardship roles in my name.

Dad suggested that I line up some agents to look at properties that I'd like to acquire and operate; I've been on Zillow/Trulia for sale price and Trip adviser and AirBnB for Rental rates doing comparisons. I've used search bar for area analysis on Bigger Pockets and found two forum posts about researching a area to anticipate market trends.

My most urgent task is the homework needed to schedule and meet one or two real estate agent in my dad's area. I'd like to arrive prepared and asking the right questions to understand that specific area for future investment considerations. I also would like to compensate the agent for their time as I'm just starting out and can't offer them business until I've matured sufficiently.
