Thanks again @Jonisha S. for the explanation. I have been thinking to see if I should do this. Do you see any disadvantages of doing it ? I don't mind the time and money spent on this - thats an investment, but for example, as an agent, are you restricted by law to disclose anything to the seller's side etc ?

Good question James Johnson ! Looking forward to seeing some good answers. I would like to know the typical ratio of income in these cases ? Ie 50-50 vs 70-30 etc I have friends and family that I plan to use for capital once I have some experience. I've noticed people do not want to put in any time towards this but are ok with returns better than what they get at banks. Thanks, Sunny

@Eric Raio : primarily Java and Python, but over the years, I've worked on a lot of things horizontally  as the need arises (I hope you can relate :) ). What about you ?

Depends - on how much & how liquid you want it to be. Banks - Ally is safest @ gives 1%, cds/ local credit unions around 2%, lmcu(lake michigan cu) - 3% till 15k I think, some prepaid cards give 5% with some work(check doctorofcredit blog).. I have no affiliation to any, I do a mix of all above but depends on your comfort level. You can also lend your money on peer lending websites or be a hard money lender for higher interest for longer terms.. Hope it helps!

Congrats Jonisha S. , how long did it take for the prep? I am a newbie investor and am thinking of doing it. Also, can you explain how it is useful for investors rather than using realtor agents to submit offers ? Thanks !

Welcome Eric Raio , fellow sw engineer & newbie here. You came to right place. Bp community is great!

I am also looking for a good CPA/Attorney for my RE team, does anyone know much these guys generally charge annually/per deal ? I called keystone cpa and they charge 1K or more it seems. I am just starting out and feel that's a little high. I have a cpa now, but he is not RE specific. So want to know if I need to start out with a RE cpa or transition into retaining one at later point after a few deals ? 

Hi @Account Closed , I am in the same boat here. I am looking both for local as well as out of state turn key options. Being near to NYC is not a great thing for REI unless we are in a recession I guess ;). Let me know if you want to connect.
