How can I find the bank who foreclosed on a property and secondly should I approach the bank for the property or wait till it reaches the court house steps?

Situatuion: After the divorce my wife got the house (as in I signed the quit
claim deed) while the mortgage remains under my name as she was never on the loan to begin with.

Challenge: She rents a house in another state and rents out the house she got in the divorce (The house is not her primary residence). The said property is upside down.She has it on rent and the mortgage is being paid by her on time. The mortgage is not assumable. She is 1099

Need the solution: Is there a way she can get the house loan transfered in her name without putting any money down and relieve me off the dept.?

Great info Ned, I appreciate it - So the follow-up question is, What tools and or tichniques are being used to figure out if the property that looks distressed is owned by an individual or if the bank has a share in it. I would like to do my homework before reaching out to the owner, if possible

I have read a lot about how to wholesale but can someone shed some light on
1. What type of property is prime for wholesale and how it should be negotiated?
2. can you only put a contract on a property free and clear or short sale and foreclosed property are all the same?
3. If the property note is held by the bank are they open to wholesalers?
4. What should be the approach with the banks vs sellers?
