Good landlords fix appliances!

Legally you must send an adverse action letter.

I disagree with the statement that if you cave in real estate investing is not for you. Everyone has a learning curve. Making cost effective money decisions is good business sense.

You have to assess the situation, can you afford the loss or flying back to court. Sounds like you need to screen the tenants better in the future. I would just take the loss if you can’t afford to attend small claims court.

Install ceiling fans in each room.

Talk to a lender ASAP and found out if you can secure financing. Stop reading books, attending seminars, etc., and hit the ground looking for a property. You can read books and attend seminars for 20 years. Put all that energy into looking for your first home. By the way, an FHA loan only takes 3% down.

I purchased a property with subterranean termite damage and negotiated $10,000 off the asking price. I paid $2,000 to get rid of the termites. Look on the bright side, termites could equal a win-win situation.
