Even if you use 229K as the selling price (which you should not) using the 70% rule less your estimated rehab (12K) will give a purchase price of 148K. That's not even factoring in all of the other potential cost indicated by previous postings. Not a good deal!!

Hi Allison,

I'm located in New Brunswick and have been investing in Canadian real estate since 2004 and US real estate since Aug 2011. I have been doing mainly fix and flips in Florida and Arizona, but have started to look at land banking single family lots. New home construction is starting to pick up in some areas and there are amazing deals on building lots in some very nice gated communities.

I would recommend creating a Facebook page for your business. This will allow you to market your business to people who already know you. I have both a website and a Facebook page for my business and I find that the Facebook is peaking people's curiosity about what I do. I add a post to the page when I have a deal in the works, completed a deal or am looking for a private lender/partner on a deal. Then I have people asking me about what I do. It's a good way to introduce people to your business without actually needing to "pitch" anything initially.

You can set up a Facebook page in about 10 mins vs a website that can take many hours depending on how much content you want to add. And.........it's free

I agree with @Jon Holdman , If you are just buying on MLS and selling on MLS, the website won't help you much

I understand your pain. I had a SS in Orlando under contract since February and we just closed last month on it. It was a long ordeal with the note being sold to another bank in the middle of it all. I had to suck up a 6 K HOA lien at the end to make the deal happen, but the numbers still worked great.

Short Sales are anything but short, but you do get to tie up a property while it's appreciating in value. I'm OK with waiting it out while I work on other deals.

A,B,C,D is the way many investors classify neighborhoods

"A" would be the most classy and "D" would be a war zone. "A" does not mean you would get the best return on your investment. I tend to stick to "B" and "C" areas.
