Hello - I own a 10 plex in the San Francisco Bay area. The prioperty is 60 years old. What is the best way to treat for termites? I  appreciate your response to 2 specific questions...

1. Is it necessayt inspect for termites unless there is evidence of termite issues ina 60 year old buidinlg?

2. Apart from tenting and fumigation, is there a effective way of treating any termite issues? (I would hate to put up 10 tenants in a hotel for couple days.)

3.  Is itpossible to treat for termites as and when tenants move out or should I treat the whole building at 1 go?

I just bought a 65 year old single family house. It has 2 wall heaters - one in the 1st floor and 1 in the 2nd floor. No ducts for central A/C and heat.  As installing ducts and central HVAC can be expensive,I am considering installing mini Split Systems in the 5 bedrooms. But I hear that being electric these can be very expensive to operate as electricity is expensive. What is your experience with these? appreciate your feedback.

Thank you! For your input. I have a choice of equally well qualified applicants. I am very familiar with the fair Housing laws. I am  trying to get feedback regarding possible issues having a 70 lb. dog on the premises. My question is more to do with having a big dog in an apartment and not related to fair Housing Requirements. My heart says i should  to rent to this lady and my brain says .. do yoir research  first.

A prospective tenant has a 60 lb. Service dog. I do allow tenants in my 15-plex to have a small pet (less that 15 lbs). The applicant is disabled and has provided me a doctors letter and the documentary proof of her disability and that she is authorized to travel with this service dog. Do you folks have concerns renting to such an applicant? Thank you!
