Hello everybody,

Our family owns a small 3 bed 2.5 bathroom condo in Aurora CO.

We recently got charged by our HOA for roof repair from hail damage and it was $14,416. It really seemed expensive to repair small 1,450 ft condo. It is a norm for HOA to charge roof repairs? And does roof repair cost this much in my area?

Any input would be appreciated. Thank you in advanced!!

Hello guys, I'm a small business owner trying to break into real estate space.

I'm very interested in seller financing or creative finance in general because I started my business only 5 months ago. And it seemed like the contract is what's really important to be convincing to sellers and to be safe.

I just wanted to know how I can find the contracts. Since creative finance could have different situation every time, do I need to hire attorney to make adjustment? Any recommendation for starting investor?

Any input would be appreciated!

Hello everyone,

I first want to apologize if this is the stupidest question you've seen in the forum.

I'm a complete newbie wanting to househack with small multifamily. And my first step was to find them on Zillow to get an idea. If I'm understanding correctly, every duplex sale that is listed in Zillow has only one apartment of duplex listed. So does that mean 2 apartments of the duplex needs to be listed in order for me to own the duplex?

How should I start finding the deals?

Thank you so much in advance!
