Yes it is most likely range will have to have nets

For few reasons. If you don't have net, loss of ball per month will be staggering. Keep buying balls are huge cost. Also installing net is also great for environment. Reduce the unretrievable golf ball trash. But netting add more cost at set up and requires maintenance.

Look at the cars in the parking lot. Do they look like poverty people cars, rich people cars, or working class W2 people cars.

That will give you an idea if it is something you believe you can handle before going into the financials of the business , and by financials I mean the projected earnings of the business, and the earnings of other business owners that you interview. 

Talk to the owners about their experience with the franchise or - is it good bad , are they dictatorial, are they willing to work with you etc...

talk to a local SBA Advisor about starting your own business, there's a lot more to it than you might imagine.

While I enjoy the top golf, I am trying to build something similar but different, but it's more focused on practicing range. NJ has top golf and I been there.
Top golf is very strictly entertainment purpose. you are not allow to bring your club, they charge by hourly and have to order foods and drinks as well. 
while it is fun to enjoy, it doesn't provide friendly atmosphere for golf enthusiast to practice their golf swing and games. 
I want to keep the tradition practice aspect of the range and provide more amenities. Bar and foods & appeal stores, equipment store, bowling, Ping-pong, Event venue, etc...
There is company called Golf suite. I think one of the shark tank guy is invested in. 
They are trying to build something like that and franchise it. 
But the really the question is Land and Money in where I live :(

 I would look at comparable driving ranges for size, amenities, what do they provide?  are you going to provide just a driving range or some putting greens as well? Never built one, if its straight driving range the cost is in the land as the only equipment is the machine to give the golf balls, the balls and the tractor to pick them all up. 


to do it right you need a pretty big plot 5 to 10 acres and the cost of said in a great location usually makes them financially not feasable thats why top golf has taken off.. they can spend 50 million on a facility because it generates some pretty good revenue.. never looked at it from that stand point I suspect they are a public company.. In addition weather makes a difference as well.. snow ?
Yes, Top golf is public company and owned by Callaway I believe.
they generate lot of money from food and drinks too.

Our county (I live in Bergen County, NJ) only has 2 driving range. they provide balls and small pro shop and small cafe. One is relatively new and other one is quite old. 

I worked at the golf courses and driving range in past and currently a golf coach myself so I know how scarcity that is in our town. They literally open till mid-night and full of people. 

I know many ways to cut down the expenses of business and be profitable some areas. 
I founded interesting replies on Reddit and I think he broke down the operating cost pretty well. Picture below.

My big plan is, make driving range, build some retail stores , bar & grill inside, generate more revenue.
Build a big golf complex so it can build foot traffics.
