Hi All, 

Do you use any type of research tools to identify the cities or neighborhoods for long distance investing?


I ran into this issue when I initially started learning about long distance investing and I created www.zipfinder.co which aggregates a wide range of data on a zip code level to help streamline the research process for investors. 


Would love to get feedback on this from long distance investors. Would you ever use something like this? Are there any data points that are must have that is missing? If it's not useful in the current version what type of questions can I help answer to make this more useful?

Hi everyone!

I am new to BP and starting to do some research on good neighborhoods to invest in Houston for cashflow. I am an out of state investor, so have been researching using online resources only. 

The Southbelt/Ellington area came up on my radar as it has low crime rate, walkable neighborhood (based on walk score) and prices are within my price range (~$300k). 

Does anyone know the area well or has invested here? Would love any insights from Houston locals.
Is there enough demand for rentals? Is it a growing area? How is the flood risk? Any factors to watch out for that make it a good/bad?
