I just bought a STR from one of James' video packages that I purchased. I can't speak to their management practices, only their onboarding and purchasing process. His videos were delivered in a timely manner and he does what he says he will do during the video / purchasing process. They have a strict policy I noticed, no phone calls just e-mails. So, all of my communication with James and his purchasing / property management team was through e-mail. If you have questions you can call and speak with his team, they were always available when I had a question. The onboarding process was smooth with multiple videos explaining each step and they answering your questions via email but they send out informative e-mails ahead of time. Hope that helps!

Fellow Investors,

I'm reaching out to any investors that have intimate knowledge of the Anderson area. I've read many posts that date back a few years that didn't sound too promising, but some semi-recent ones sounded like it was on the rebound. 
Before I start looking for a team, does anything have any thoughts on the area?

I've bought in a small town before and as the economy slowed, the rents dipped and I've very cautious now. 

Any advice or recommendations would be greatly appreciated! Thanks

@Marc Winter The inspector was able to get a look at the other side of the wall. It looks like it's much more than a siding issue. 

Scott, The owner seems to think it's the siding coming off, since it's cheap material. 

@Marc Winter Unfortunately, the home inspector couldn't get to the other side of the wall because of HVAC and duct in the crawl space. That's the big unknown.. It's a brick foundation if that means anything. The disclosures are As Is. But I agree with you on getting a good contractor out there.

Hello!

I'm under contract to purchase a 4 unit building and the home inspector found a slight bow in the wall (See Picture). Not only could the inspector refer anyone to me for a structural inspection, but all the structural engineers I called won't do anything during the home buying process to influence or discourage the buyers decision. The siding is not the issue, since when pressed on it does not move, he's certain that it's the wall. 

Has anyone seen or dealt with an issue like this? If so, what was the outcome? It looks like I will either walk away or have to take my chances on this one and get an inspection after it's in my name. Thoughts? This is in Danville, Illinois by the way..

@Kelly Beasley I just posted on a BP FB page looking for any real estate agents who would be interested in such a partnership. There was tons of interest and it took me months to weed through and talk with everyone to find about 10 that would be a good fit and then went from there. I liked my strategy because it would give agents the opportunity to flip homes that might have great deals but no money. In addition, splitting profits allows them want to work efficiently and save money since they'd make more on the profit. I drafted a good JV with an attorney and each partner approved it. Yes it's a document but it's also something to reference. I learned through another bad deal I was just lending on that a JV really doesn't matter if the person doesn't have any assets anyways. Going through my interview process I had lots of questions and phone conversations and you realize the people that have experience and can make it work. Some already flip and want the capital, some have systems in place already, etc. It's a huge risk, and a trust game, but it's the risk you take and if you build a relationship before hand working on systems, criteria, etc. if makes it easier.
