This is truly some of the best advice I have received so far. Thank you very much your using your time to respond to me.

I understand the importance of continually sending the same list the same postcard. I will get my funds together so I can do this.

Its perfect to find vacant homes with the owner living out of state. Which is why you target Absentee Owners... It makes perfect sense. Thank you for sharing this information with me.

I will lookup Tyrone the Flipman also.

Yeah I realized a little while ago that if I am waiting to learn everything before I make a move I'll never move, and if I am scared to make mistakes or get bruised up them Real Estate is not me. So I pulled the trigger last Friday and got my first deal under contract and know I am working to wholesale right now.

I am determined and motivated and I am not scared to make mistakes. Its all part of learning.

The reason I am contacting other wholesalers is because if the deals is good and can sell quick they don't mind investing there time for a quick 5k. I don't know everything in this city ( because I'm new to Real Estate ) but they do and they already have a large buyers list which again is something I don't have. So I think its a great idea to go to other wholesalers even if I am wholesaling this deal.

Thank you I will look into the Pro Membership. Double close is legal in Arizona, I actually didn't know it was Illegal in other states. Do you know which ones by chance because I am looking to do business in other states, more towards the East Coast.

Awesome insight thank you. I have been on Yellowletters dot com. I have been thinking about do that and this has given me even more excitement towards direct mailing. If you don't mind me asking how many letters are you sending out each month and what made you choose Absentee Owners?

Thank you for giving me some advice on this. I will make sure I have an assignment agreement if I go that way. I have put together an email with a description and comps but I didn't do the pictures. I'll have to remember to do that next time. I was wondering if you could give me more insight on how to put together a double closing. Also how do you search for buyers on Craigslist?

Yes that is about the size of it. I don't think you can schedule time and days to run other buyers around the property to inspect it. They do that once they have it under contract during there inspection period. Thank you for the encouragement I'll let you know how it goes.

Nice to have you in the BP community.

I have learned so much for Bigger Pockets. Any questions I had I created a forum an asked BP. People on here truly want to help others. So ask all your questions and check out the Learn Tab especially all the awesome Podcasts, and network with people in your area ask to take them to lunch to talk about Real Estate and to hear there story.  I have personally done this and it has opened up many doors for me.

So I am going to get my very first deal under contract tomorrow and I plan on either wholesaling it or assigning the contract to someone else. My questions are how to show my project to other wholesalers? Do I just show them my contract and start emailing it to other wholesalers? Also if I decided to assign it to someone do I have to create an addendum or assign agreement and have them sign and agree to pay me a certain fee?

Any help will be very appreciated, thank you BP...

Thank you for your response. I will definitely check that out right now. Have you even done direct mailing or direct mobile marketing? I have read a lot of people doing direct mailing didn't know if it was any good or not.
