Yes. We track our net worth & have been doing so for ~ 4 years now.

Indeed, I connected with the assessor's office & gathered the details on the respective owners. Now, it's a matter of connecting - and I like your idea of the 'touch of personal info'.

Yes, Prosser is small & I am certain someone I work with may know the owners - I'll consider that option.

I've located several -plex properties in town - none of which are for sale.

The owners live in-town (not in the actual properties, though), and I'm considering approaching them to see if they want to sell. 

In the past, I've done yellow letters, but I'm not inclined to use that approach with these folks. If they don't want to sell, no problem. However, I'd like to be able to build a relationship (of sorts) with them, and be the person they call when they ARE ready to sell.

Any thoughts on a novel approach to these folks?

Very realistic approaches (Bill), education (Ellis) and truisms about the nature of our financial education &/or loss of said education (K. Marie).

Amortization, and the basics of rate, time frame and down payment - I feel comfortable with.

The application of 'creativity' - whilst staying on the right side of the law - is paramount.

Creativity as it pertains to being able to structure a deal - and the thought process behind such, is the education that I am truly interested in.

The Scruggs book(s) do detail quite a few creative deals - thanks for the reminder!

I've enjoyed my views from the back row, but have decided to lose my 'Forum Post Virginity' this afternoon.

I'd like to start by giving myself away with CREATIVE FINANCING

While that may sound suggestive - insert Creative Financing Twerk, here - I am actually looking to get my mind out of the traditional financing gutter, and develop my acumen with creative financing, or, in other terms, 'thinking outside the traditional monetary box'.

I would like to hear your suggestions on reading material about Creative Financing.

I like seeing the numbers work just like everyone else - but I am not the guy who picks up on the math-part instantaneously.

If you have suggestions on reading materials using creative finance / how it works / when to use it / and / or explanations that demonstrate creative financing in-action, I would be very appreciative.
