Thanks a lot for your insightful reply. I don't think talking and making them accountable will help in any way at this stage. Previously I have done this several times and they are simply not professional enough. They know I live out of states even out of country sometimes. This is why they could take a big advantage. Ironically when I first hired them their service was quite good. 

Anyways, are you suggesting NARPM for finding good PM or complaining purpose?

For complaint purposes, in Texas, you could file a complaint with TREC.

I am not familiar with self management software. Since I often travel overseas and spend a good amount of time out of US for my job assignment, I never thought it's an option for me. Do you think a self management software can work in my situation ?

 Making fake bills seems quite egregious. Maintenance in general have gone up along with everything else, for example, paint costs 60-70% more now than pre-pandemic. 


Unfortunately my PM company has been taking advantages of us for sometime. Although we are aware of this but because we are out states now, we couldn't really do anything about it so far. There's no proof in paper so that we can catch them. Every time I asked them why this is so expensive they keep playing the same records, we trust our contractor, if you want better deal you might want to find out someone yourself who  would do it less expensive. And the truth is every time I researched and found out the same job with an inexpensive deal. That's why we are throughly frustrated with them.
