I am looking to get into the Phillipsburg market and could use some insight. There have been previous posts regarding it but hoping for updated information. What should a first time buyer in that area look out for? I see some units that cash flow but there must be a reason. Is it because it is a C or D class neighborhood? Thanks in advance

Beginner question. When evaluating an investment property, how do you know what rental cost should be? For example, if I am looking at a property valued at 500k and am using the 1% rule as a quick screening utility, how would I know how much that property could rent for? Thanks in advance
