Do most real estate investors consider the taxes that will be owed from the passive income? Or do they only consider property taxes, state/local taxes etc?

@Raul R.  Good point! Tenants will immediately notice when the HVAC system is not working properly.  Therefore, a well-maintained HVAC system is of utmost importance.  Thank you for your response.

@Greg M. Both answers are very helpful Greg, I appreciate your response.  Leaks are a pain in the neck, it can cost thousands in some cases.

@Nicole Duran Good news! There’s an IRS approved solution that’s gaining a lot of popularity among landlords who own properties under 500k in basis. The tax savings are comparable to an engineered based cost seg study and the price tag is well below 2k.

@Gary Crawford High Five from one house hacker to another!

I wouldn't do it any other way. My boyfriend and I are looking to continue to house hack together, and ideally, we would alternate house hacks between the both of us (ie. I buy one and then he buys one) to maximize our ability to grow our portfolio over time and achieve financial independence sooner.

We have a  4plex in Denver, CO. For 2019, we should achieve about $8,000 in Net Cash Flow as a fully stabilized property including maintenance, vacancy and capex taken out (still have some under-market rents in two units, but those tenants have been on the property for 15 years and are excellent tenants).
