I would hire another SE and/or an old General Contractor and get another opinion.

Thanks for your advice. The concrete is going through spalling and its in above average condition for its age. Not necessarily above average condition 🤣

The engineer mentioned there isnt a fix/repair for spalling but the concrete is in serviceable condition and his guess was will be for 15 more years until it needs to be replaced 

First time home buyer here

In the process of buying an older home which was redone in 2015. The foundation however is original from 1926. During my inspection contingency I hired a foundation engineer. The main analysis said foundation is in above average condition for its age and will last another 15-20 years. At that point it will need to be replaced. There is no repair. The recommendation was to improve drainage around home (landscaping) and inspections on foundation every 3 years.

Its a perimeter concrete foundation with a crawlspace


I plan to own the home for 10 years and I am afraid this will have further maintenance and impact resale value. Any thoughts/advice on if I should go for the house
