Wayne, I'm thinking the same; that it's an error from the list.  I surely hope it's not going to be reoccurring. 

I guess I was hesitant of giving him the owner's names, but I'll call him with what I found.  Maybe he'll know the owners.  We'll see.

Hello.  I did my first pc mailing on the 16th and received 3 calls on yesterday.  In phoning one of the callers back, he me mentioned that he received postcards for years about the property, but that he didn't know who owned it. 

So basically, he asked my help in finding out who owned it because he's getting these postcards and mentioned that his mother used to live in west Philadelphia and that she may have left it to him.

Nevertheless, I looked it up after ending the call and well, he is most definitely not the owner.  Another very different name is listed as the owner.

What's your thoughts on this?  He wants me to call him back with the owners name, but my instinct is telling me that that may not be a good idea.

You've all been very helpful.  My eyes are more open to understanding the direction I need to take.  Thank you.  Philly isn't a high tax state and I've begun looking at the comps.  Just to begin gaining some kind of experience I plan to call the seller this eve to see if it's still available and to see if I can view it over the weekend.  But first I'm going to gather as much info about the property, because as it was mentioned, there could've been a flood.....fire damage etc.  I even want to know if there is in fact room for a 4th bedroom.  Either way, I need to start getting out there :-) #trulyencouraged  #thanksforalltheadvice

Also, what are the top 3 best sites in which I should look at comps?  Thanks!

Hello.  I found a fsbo 3bdrm 2-story house near temple university.  The seller is asking $15000 OBO and the house based on the assessment site is worth $35000.  There is a tax lien of $2500 on the property.  I can see a picture of the front and it shows the door boarded up.  The seller states that there are no electric or plumbing issues.

My question is, could this be worth pursuing or a complete no-go in your professional opinion?

Hello! I have a question about uploading my lead list into click2mail. So I received my list in an excel file format. It has about a dozen columns. I noticed that in the owners name column the first and last names are there and in the last name column there may be a completely different name. My question is, is there a simpler way to separate the 1st and last names other than selecting, deleting, copying and pasting and is it more beneficial to include the other individuals name on the mailing piece as well?
