If I get my building tested, and there is lead on the exterior...does the entire exterior need to be covered to be in compliance?

It's a very attractive building, and I'd hate to vinyl the whole thing. It has fresh paint..no chips.

Can I just cover the lowest 5 feet around the parameter ?

Our place was appraised two years ago for 275,000..not sure it's worth that now as values have gone down.. Value of schlepping out is hard to know. It is a major pain.

But I really don't want to live on the edge of a glampground.

We have a been approached for an easement across our property (our primary residence). 

We own most of the frontage to a parcel of land (32 acres with a winding river through the middle) abutting ours..that just sold for 120,000. I found out that they want to put a 30 site glampsite including a lodge, showers, bathrooms. They have the money to make things happen quickly.

*We would rather sell our entire property and move..we prefer not to have so much activity in our backyard.We would have to find a place.

*If they bought our land and house they would gain:plenty of frontage closer to the site..easy access for water, electric..If they want to run it.

*combined with theirs an extra building lot would be created 

*Our house..which is an antique cape completely rebuilt after a fire.

* It would make their land into a more cohesive piece.

The access that they currently have is challenging..it would cost a great deal to get water and electric that far ( if they even want to do that). They would have to sturdy up the existing  farm road (with is squeezed between river and our property).The farm road is about 25 feet away from the river, the banks of the river are eroding an average of 3 feet a year.

The long and short of it is...owning our land would make their land much more valuable. 

So far I've told her that she has a very creative idea..but as an abutter I would be concerned about having stranger in and out constantly. I said we wouldn't give them an easement but would consider selling..as we don't want to be on the edge of all this activity.

We have an appointment to talk to them tomorrow.

I'm trying to figure out how to determine an asking price which I know they will be asking. Any negotiating tips are greatly appreciated!

Hi Folks,

We have a summer house( uninsulated) that we rent out 47 days of the summer. We use it about 2 weeks...and from Nov- May it is not usable due to the fact it isn't insulated, or heated.

Taxes were a whopping 14,000 this year, Am I correct in understanding that we can only deduct 47 days/ of 365? (1802)?

Thanks Mark,

I'm not sure if I want to work 25 hours a week for a broker. I just read that you can also pay a flat rate to a broker for listing a property. Have you ever seen this?

If I get a real estate license in MA..can I then post a multifamily for sale on MLS? Or would I need to be an agent to do this?

I'm new here..but have learned a lot already on this board. I'm inspired to build the empire! I'm thinking about doing a 1031 exchange with this and using the equity to buy 2 more properties.

Seems like it makes sense to sell it myself.

Hello,

I have a couple multi families in Western MA. One of them ( 3 family) is lead compliant..one 4 family isn't.

I would like to begin the process of getting the 4 family into compliance. My question is this..once the building has been inspected do I need to bring each apartment into compliance? I have a 3 bedroom that I'd like to do right away...but all the rest are one bedrooms with very long term tenants that I don't want to disturb.
