Yes, and the subject is misleading like a previous poster mentioned.

That's annoying.  I read through this because it was tagged as Sugar Land / Richmond Texas and they e-mailed me about it.  It's about a property in California?  This tagging system sucks.

Don't waste your time or money on Rich Dad / Legacy Education / Elite Legacy Education / LEA Brands seminars or education.  Just buy the books from Amazon or wherever.  The seminars are a huge manipulation to get your money.  Bigger Pockets is a great resource, local mentors / trainers, etc. can be good, networking can be invaluable, etc.  Someone mentioned Lifestyles Unlimited.  I've heard from a couple people it is worthwhile and much less expensive (about $250 per year for mentoring from them versus thousands for Rich Dad / Legacy Education).  Save your money and time!!!  Do not pay any money to Legacy Education or attend Rich Dad seminars.  I am strongly considering Lifestyles Unlimited, or at least looking into it further.

Thank you @Wayne Brooks and @John De Souza for your comments.  I appreciate it.  I just checked the mail and I received a letter from the mortgage company.  It says they want me to verify my current address.  When they receive confirmation, they will record a release of lien with the county and send me an update once that is done.  It's great news to get confirmation that the mortgage company (servicer) will handle this!  I'm so pleased that the mortgage company (servicer) is professional even though the title company wasn't.  I suspect it normally works the way you mentioned, John, but this particular title company isn't doing their job so the mortgage company is taking care of it.

Yes, the cooling is why people get a heat pump here.  Almost all (if not all) air conditioning in Houston is electric.  "Heat pump" air conditioners provide more consistent cool temperatures throughout the house and remove a lot of the humidity in addition.  I'm not worried about that part; my main concern is the expense of the heating, because that's  what people who have electric heating complain about (not the cost of air in the summer; it's similar to regular air conditioners).  The ones who I've talked to all had the old ones from the 80's though; I don't know anyone who has a modern, high-efficiency heat pump.

Does anyone have experience with a modern, efficient electric heat pump in the greater Houston, TX area.  A house I'm considering buying for a flip has a heat pump and I'm concerned.  It's a relatively new house, but from everything I've heard electricity bills are much more experience than gas heat (at least in the Houston area).  Any experience with this?  I'm concerned the expensive heat will scare away potential buyers even though we only use heat for a 3-4 months here.

I am looking for an investment property in the greater Houston area (SW, Richmond / Sugar Land / Rosenberg preferred).  Not looking for a rental though- looking for a flip.
