I totally agree @Travis Watts,

I have been working with self storage unit facility. They are also a great source for cash flow. I also have investors that reach out to me to get information and to syndicate deals as well.

This is a great post. I did not know more people would rather a single family home. Now that I think about I would rather a single family home over apartments. 

When it comes to being rescission proof, I would always pick apartment over single family homes. I also have researched mobile home parks. I am always looking for ways to find my clients great assets that they can past down threw generations. My goal is to create a lot passive wealth threw multi family and Self storage.

@Tj Hines These types of properties work really well with creative financing. Non recourse loans make the deal that much sweeter!

That was very well put @Erik Whiting. I think non recourse loan are especially good with seller financing. I would prefer to acquire B class property, but C class would be fine. I have has assisted in helping clients find properties and creative financing.

You bring a great point as well @Michael Wagner. I have be researching seller financing. This is a great technique to leverage my out of pocket expense.

I totally agree with you @David Thompson, I am currently working on a few self storage facilities my self.  I really like them because of the liability factor. I have noticed mobile home parks have been getting a bad rap because of the property taxes and the property appreciation.They have high caps and long serving tenants.

That is a great point  @Spencer Gray. B class properties make a lot of sense, they keep you right beyond the threshold. What are your thoughts on seller financing?

This is a great topic, I think we can all benefit from creative ideas. Multi family comes to mind. In a economic downturn people down size. They move from there homes to apartments to cut cost. I would say make sure you have a great terms such as great interest rate because rents can get stagnate. With great terms such as low interest rates or non recourse loans you will always keep your head above water.

I have taken the free 5 day training video as well. I was also impressed by the content given. I did call them to ask questions, and one thing I did not really like, was the fact that

they said they will not guarantee funding, and that is fine however they do not have any preferred funding sources that they would assist us with. I am still considering purchasing the training.

I looks like you have some great insight in securing mortgages. I would like to know

some of your strategies in finding funding for long term real estate projects.
