May I ask if you were able to sort out the lender who honour BRRR for non US resident and non US citizen investor (I am from Australia)

As a non-US resident (Aussie citizen), I wish to invest in the US single-family residential market as a long-term buy and hold. Is it possible to mitigate the US federal estate taxes, gift and inheritance taxes through proper planning well in advance? I've heard of a blocker structure or something which especially works very well with the foreign/ non-US resident real estate investors.

Can anyone recommend an international tax advisor based in the USA who might have set-up the structure? Also, if you could give me an indicative estimate of the set-up and the annual running expense for forming a rental LLC (say GA LLC), WY | NV holding LLC, Land Trust and a US Living Trust + Foreign blocker structure holding shares in the WY | NV holding LLC?

Any references, info. and recommendations would be very helpful of these entity set up costs and services.

Hello BP members, 

I am an Australian and looking to invest in US real estate. I am currently domiciled and working in Sydney, Australia. 

Can anyone recommend me a US-based lender/mortgage firm offering residential mortgages to non-US resident (i.e. foreign) real estate investors to invest in single-family residential real estate preferably with 

* reasonable closing costs and min. loan amounts; 

* with no early PPP; 

* offering 30-yr amortization; 

* allowing the investors to gear up to 80% LTV;

* and with low/ reasonable closing costs.
