Post: two rental properties on 1 mortgage

I am looking at buying two rental properties owned by the same guy and wanted to know if I can buy them on a package deal and have them both on 1 mortgage. I would be saving on the various closing costs. Is there anything that I am missing?

Thanks Prashant, I am doing something similar. The rent is $380 and the deposit is $500.

Will definitely check on that. Almost all the advertisements here for apartments require last months rent and security deposit, but I will confirm that.

Hi Guys,
Finally renting my property for the first time (had inherited the tenants when i bought the place) and wanted to know what you guys prefer for security deposit and last month's rent. I was thinking of taking the last month's rent as check and the security deposit as cash.

We are gutting the bathroom down to the studs in my rental and wanted to know what you guys use for exhaust fans. When we did the bathrooms in my house, I bought Panasonic whisper quiet ones based on the good reviews they have on Amazon, but one of these only lasted 6 months. While they are whisper quiet they do not exhaust the steam really well. I am looking for one with a light. Any input will be appreciated.

I came to this country as grad student in 2001 with a scholarship and a monthly stipend of $1350. My rent used to be $250 and that is how Coldwell Banker who was the property manager rented to me. I would take the letter confirming the scholarship and see if he can make the payment.

Thanks a lot guys, I really appreciate all the replies. Yes, the parents foot the bills for rents. I have an application form that I will hand out when they look at the place. I am not sure screening them on mysmartmove will be very helpful as these guys barely have any credit. I will try to have the parents cosign the lease.

So I bought a two family 5 bed apartment located in a student rental area (paid $128,00 currently rented for $1800 a month). The apartment was already rented until the school year (May 2013). The current tenants have decided not to renew the lease. I have started advertising the place and have scheduled my first showing in Jan. This will be the first time I will be showing a place (have always been on the other side). I was wondering if any of you have tips to share. Any input will be appreciated.

Thanks a lot for the responses, the unit is currently leased until May 2013. Hopefully I can get the current tenants to renew if they pay me on time.
